There were practically no high-class business centers in the city at that time, and there was already a demand for them. Moreover, the owners of many business centers, such as the business center on Gagarin-1, for example, sold offices to their clients. Igor Vodopyanov and the company immediately abandoned this idea and only rented out the premises, leaving the entire business center in their ownership. This practice of managing commercial real estate has justified itself.

The next project was the Evrika business center. In 2001, a building with an area of 45 thousand square meters was purchased from the Turbine Blade Plant. m to turn it into a BC. The price was, to put it mildly, very humane - about $16 per sq. m. However, the place itself for a business center, according to market participants, was not the most promising.

Igor Vodopyanov and Kirill Shishkov proved the opposite - according to Igor, thanks to the large size of the facility: "It is easier to unwind and fill a large business center than a small one. there is an opportunity to offer additional services and create your own community: restaurants, cafes, "foundling" buses to the metro, unlimited Internet, etc."

Then the building of the 4th taxi fleet was purchased, where the T4 business center was opened (with an area of 21 thousand square meters, investments in the project amounted to $12 million).

In 2005, the Teorema Management Company purchased for $5 million the property of the bankrupt Federal State Unitary Enterprise Zavod Rossiya on Sverdlovskaya Embankment. At the moment, the Benois business center (30,000 sq.m.) has already been built there. will amount to 300,000 sqm of office space, 60,000 sqm of residential space, and 140,000 sqm of parking.

In 2006 Teorema Management Company made a class A business center Langenzipen on Kamennoostrovsky Prospekt, new for St. Petersburg in terms of its design (12,000 sq.m., investment in the project amounted to about $15 million).

Until 2005, Teorema specialized exclusively in office real estate. A plot of 22 hectares for the terminal and the building of the medical unit with an area of 28 thousand square meters. m for reconstruction into a business center were purchased from the Obukhov plant. The first phase of the warehouse complex has already been commissioned, and it is planned to complete all the work in 2009.

Igor Vodopyanov calls the "Teorema Terminal" complex "the first and last warehouse project" of the Theorem. In the construction of warehouses, the location of the object is much less important than in the construction of a business center. In this regard, finding a piece of land for this is much easier. Therefore, competition in the warehouse market over time will be more significant than in the office market.

In 2007, Terema planned to hold an IPO, but the situation on the market interfered - it then went down and the shares of all companies fell. The IPO has been cancelled. The fact that the IPO did not take place did not prevent the owners of Teorema from finding an investor. In 2008, 23% of the company was sold for over $200 million to two investment funds, including one managed by Citigroup.

Igor Vodopyanov: I love to travel. I love to ride a scooter. Since when you walk, you are a client of the pedestrian police. When you drive a car, you will be gutted by the traffic police. I go to Ibiza, it's funny there! In general, apart from work, there are no special hobbies. I built a beautiful house for myself in the village, before reaching Priozersk, and now I am landscaping it. I believe that you can only live where you work. It’s simple, even technically difficult, to dangle into the city every day. Not far from the city there is already no nature and everything is built up. If you drive further, then you need 80-100 km, and you definitely won’t drive such a distance every day. It is in Europe you can live 80 km from the city.
What city besides Petersburg love?
I really like Berlin. I think that in terms of housing - Berlin is the best. It is much more fun than the rest of Germany, and besides the Germans, many other peoples live there, which bring atmosphere there. Of the great cities, I love Rome, but I don't really like Paris. In general, I don't really like the attitude of the French towards non-French people. I think they are some kind of snobs, especially in big cities. I really liked Lisbon, and the Qashqai resort next to it is an extremely good place.

My dream is to get to New Zealand and the only thing that stops me is that it is very far to fly there. However, I still intend to focus on this matter and fly.
Is there a talent that you don't have that you would like to have?
My mother quickly figured out when I was born that I can't sing, I have no hearing, and I can't draw, so I was quickly passed into the sport. But my brother was tortured with a violin and a piano. I admire people who have hearing and can play instruments or sing.

Did your brother also end up in real estate?
He worked for our company for a long time, but then our paths diverged, and now he is interested in sailing. I don’t really like this kind of sport, because when I was engaged in it at the institute, the impression left was not very positive. In those years, both equipment and yachts were worse, but the main thing is that nothing happens in sailing. So you took it - set the sail, sailed into the sea and sit and drink wine on board. I don't like monotonous rest.
I know that you are not shy about talking about power and politics in our country...
And the authorities are indifferent to all this, they can say whatever they want, just do not get into their affairs. I do not cross the line that can offend them, and people in power are often not quite qualified and very touchy. I believe that those who do not speak out are simply not on the drum, and this is quite understandable. Top managers often earn big money, what is the fate of their homeland to them?! This is not because they are some kind of cowardly - they just do not have a civil position. I think their civic position is that as long as you can earn dough for yourself, then the rest is unimportant. This is the position and opinion of most of my friends - rich people. I think that it would be possible to somehow manage the country more competently, but if our population sincerely votes for Vladimir Vladimirovich, then they are completely satisfied with the results of his rule, and this is the choice of the population, and their right. I absolutely do not say something from the series - let's remove these, and put me in, I know how it should be, I don't know how it should be either, but they could manage better.

I think not either. Complexes arise in a person only when the opinion of the people around him about himself is very important to him. For example, I build houses and the opinion of professional architects who understand the topic is interesting to me. There are criticisms of what we are building, and there are opinions that we are in trend and doing the right thing. If we talk about an ordinary Russian, then for a Russian, any person who earns money is a thief. And you can't convince him that you don't do it. If you are doing some kind of charity, then they will consider that you have stolen so much that you can even unfasten it on the kids.

Mind, and women have beauty. I believe that a woman is a being to some extent meaningless, then she must be beautiful. The second most important thing after the mind is a sense of humor.
Is there something that annoys you about yourself?
I am a little short-tempered, but over the years I have become much calmer, and about 10-15 years ago I was more short-tempered.

By sign - I'm a virgin, and I believe a little in horoscopes. Even if you look in your notebook at how the birthdays of my friends are distributed, it is clearly visible that those friends with whom I have a good relationship are all concentrated around certain times of the year. I am not fanatical about this, but it seems to me that there is some influence in this.
What qualities irritate you in other people, are you afraid of betrayal?
Lack of mind. I have a few people in whom I have absolute confidence, and the rest are doing business in a way that suits them. But it's more of a matter of business ethics. To betray, you need to be a close person, and I am absolutely sure of my loved ones. I have never seen any kind of nuclear betrayal in my life.

Where does he come from - the relationship is somehow already built. Rather, this circle narrows for various reasons.

What can take you by surprise?
I try to lead my life in such a way that there are no sudden events in it. That's why I live separately. Who exactly can not be avoided is the police. No matter how well you steer, they will stop you anyway. Mutual communication will not bring pleasure to any of us. To avoid such encounters, I really like to ride a scooter. I can go to a restaurant in the evening. Now there is no need for a license for such transport, but our wonderful deputies want to eliminate this defect. I would not say that I am now a super happy person. For me, the state of happiness in the region of 25-30 years was much more understandable, and over the years it all becomes dull.

I thought that by the age of 43 I would hold some important post in the government, but it turned out that this dream came true not for me, but for my classmate. This man became the president of Gazpromneft.
Do you believe in love at first sight?
I do not think that from the first, rather in love from the first month of acquaintance. In general, to be honest, I'm not very amorous. But fate did not deprive me of beautiful and outstanding girls on my life path.

I lived with the first girl for six years, broke up with her stupidly and still regret it. Now we have friendly relations, but I understand that it was necessary to marry her and start a family with her. My personal consumption has not changed for the last ten years and it is provided by a project that was made ten years ago. All other projects that we do do not affect my life at all. I don't need to spend more money a month, I don't need two cars. I love to ride jeeps, and you can ride jeeps both in winter and in summer. The idea to buy also an open convertible does not occur to me, and I do not need 2 jeeps. A helicopter is a useful thing, but quite dangerous and complicated in our country, although flying in St. Petersburg is easier than in Moscow.

Basically, I invest in business, little by little I develop. After 2008, in fact, I had to start all over again. Now the new administration in the city, they have completely different priorities. We thought they would propose new rules of the game, but it turned out that they do not want to play anything at all. It was like everyone was playing football, and then the referee came and said that the game should be suspended. Everyone is waiting for the new rules to be announced and the second half to start, and the referee says that in principle there are no plans to play anymore.

I believe that MIPIM is a useless event, and nothing serious is ever decided there. It's all like dancing with a tambourine around a fire, like, for example, the Economic Forum of St. Petersburg. In the Moscow administration, at least there are adequate literate people with whom you can build a dialogue, who are really trying to do something, and not pretend, but I don’t understand our administration, maybe because I’m stupid.
Are you going to Moscow in the near future?
No, of course, I go to Moscow only when absolutely necessary. The capital is not aesthetically close to me. There is a mega fuss around, you have to spin, get to know each other, spend your nerves. Well, after that I will earn a couple more million dollars, but how will this affect my life? Here I have to go to work 15 minutes, and there an hour and a half in traffic jams.

On February 14, the Investigative Committee of St. Petersburg conducted a series of searches in the territories controlled by the owner of business centers in St. Petersburg, Igor Vodopyanov. The accounting department of his main company, Teorema, was confiscated, employees of firms controlled by him are suspected of transferring bribes to the tax inspector. Traditionally, the public Vodopyanov turned off his phone, but he is seen in public places.

Vodopyanov disappeared from all possible radars on the morning of February 14th. It is tied to the operational activities of the development giant Teorema, which manages a dozen large business centers, warehouses and residential real estate leased by world-famous companies. The businessman taught journalists so much that he is his own press service that there was no place to get comments. His phone was turned off, assistant Maria left long beeps instead.

By eleven in the morning, the Investigative Committee of St. Petersburg and operatives from the “banking” department of the Economic Security Service of the regional FSB appeared in the Benois business center - the hallmark of Teorema. It is not without reason that Igor Vodopyanov is his own press service. He is 49 years old, was born in Leningrad, does not carry a passport with him (they recognize him by sight), personally asks the Delovoy Petersburg newspaper not to include himself in the ratings (because he does not know how much money he has), but he is surprised to learn from business - The media, that he has almost 10 billion in his hands, allows himself the courage to speak, is freed from cheers-feelings by education, visited and supported the Open Library platform known for free discussions, moreover, gossip, finances urban opposition movements and politicians. It is unlikely that such a person, aware of the close attention on himself, would take part in bribing a 64-year-old tax official.

But Vodopyanov was silent. By the evening of the 14th, the city had completely dispersed and betrothed the businessman to the figurants. According to Fontanka, Igor Vodopyanov was indeed interrogated. The procedure - with paperwork, identification, pointless questions - took 2.5 hours. Actually, Investigator Sharanov asked about the activities of Teorema and relations with tax and other government agencies for an hour and a half.
